Midwest Avionics
Project Summary
The owners of Midwest Avionics and their flight school, Summit Flight Academy, purchased a pre-engineered metal building through another vendor. They reached out to Koehn Building Systems to erect the airplane repair hangar.
There were several hurdles to overcome on this complex project. A geotechnical report and civil work had been completed several years earlier, and the owner was concerned about potentially high sitework costs. The owners had attempted to move forward with this project in the past, but it consistently exceeded their budget.
With a very tight budget and significant sitework risk, Koehn Building Systems and the project team were able to value-engineer the scope, assemble the right partners, meet all company standards and project requirements, and ultimately deliver a successful sitework approach.
Scope of Work
Phase 1 - Design Contract
Koehn Building Systems led the design phase. Putting together the team that included architectural, structural, MEP and civil engineers. Upon completion of design and approval that met all permit requirements, Koehn Building Systems then worked up hard costs for construction.
Phase 2 - Construction Contract
This was essentially a Design-Build project with Koehn Building Systems serving as the General Contractor. Koehn Building Systems subbed out site work, electrical, HVAC, plumbing, asphalt, and interior framing and finish.

Pre-engineered Metal Building
The owners purchased the metal building package and bi-fold door via a separate vendor with the following specifications:
- 120’ wide x 100’ long with 22’ eave height
- 8’ liner panel
- Bi-fold door- 65’ x 18’
- 2 - 9’ x 7’ insulated overhead doors
Insulation Package
- Walls - 4’’ blanket insulation (R-13)
- Roof - Simple Saver system (R-35)
